In response to requests from clients and friends, we have put together some information regarding the property we are currently marketing. It is a truly magnificent parcel, and we would like to see it go to someone who would appreciate its unique attributes.
Not the least of these attributes is its location, which offers both easy accessibility and privacy - not to mention a breathtaking view and a generous 700 feet +/- of ocean frontage.
The parcel in question, which consists of five surveyed acres here in Northport, Maine, is currently part of our thirty +/- acre oceanfront estate. Northport is midway between Belfast and Camden on the U.S. Route One corridor in the Midcoast region. Bangor is approximately 1 1/2 hours north by car, and Portland is approximately two hours' drive to our south. Both cities provide ample air transport to elsewhere, shopping opportunities, and numerous cultural amenities, from symphony orchestras to theater to fine art museums.
Closer to "home", Camden, our neighbor to the south, is home to historic windjammers and quaint shops rimming its picturesque harbor. Just a bit farther south is the town of Rockland with its book shops, galleries, bakeries, and bistros arranged along a tree-lined main street. Rockland's Farnsworth Art Gallery is a remarkable museum which boasts an exceptionally fine collection of works by N.C., Andrew, and Jamie Wyeth.
Belfast, our neighbor to the north , is a marvelously eclectic community, peopled by farmers, fishermen, professionals, and artisans. Its "commons," a pristine little park overlooking the harbor, is a wonderful place to sit or stroll, and the town is home to a remarkable variety of restaurants and food stores ranging from "down home diners" to whole and organic foods to gourmet wines and cheeses.
The town of Lincolnville, visible across the bay from our property and just minutes away by car, features several fine restaurants, a public boat launch, and a remarkable little winery.
For the outdoor enthusiast, the area abounds in year-round opportunities. Marinas in Camden, Northport, and Belfast cater to the needs of both sailing enthusiasts and motor boatmen. Kayaking and canoeing are immensely popular both along the shoreline and in nearby lakes and rivers. While our own 27' Sea Ray is currently out of the water, pending some cosmetic repairs, we have already received permission to place two moorings within our cove to accommodate pleasure craft within its sheltered waters.
Hikers and climbers find the numerous trails in the Camden Hills State Park very appealing. Many of these same trails, as well as others in the nearby Tanglewood Preserve, are open to cross-country skiers during the wintertime.
We find that our workaday regimen often leaves us little time for off-premise outings. However, one of the most stellar attributes of this property is that one does not have to "leave home" to enjoy the outdoors. Trails through the woods provide ideal walking paths, and we frequently launch our kayaks right from our own property. An easy paddle takes us down to the Ducktrap River or across to Lincolnville Beach. Our son enjoys fishing from his kayak on occasion, but an avid angler can just as easily cast off from either the shoreline or the bluffs. While most people might consider the waters of Penobscot Bay too chilly for optimal "swimmability" at low tide the summertime shallows are surprisingly warm, and the tide pools, with their starfish, hermit crabs and bath-tub-temperature waters, make marvelous wading pools - for children of all ages!
Every summer we look forward to a visit from our English friends, who never cease to marvel at the abundance of wildlife they see on our property and speak of what a Mecca this place is for the birding enthusiast. Eagles, osprey, loons, cormorants, wild turkeys, and great blue herons are all a common sight here, and we seem to be a popular destination for an astonishing variety of seasonal warblers. We have even caught occasional glimpses of our more reclusive avian neighbors: woodcocks, grouse, and American bitterns.
Our mammalian neighbors are equally varied. Deer, foxes, raccoons, and chipmunks are regular visitors here, along with the occasional porcupine and moose. We suspect a bobcat lives along our streambed somewhere, and every June we look forward to the annual return of our harbor seal, who comes out to bask on one of the rocks in the cove, entertaining us with her "seal calisthenics."
Naturally it is our greatest wish that whoever purchases our property both enjoy the natural life that abounds here and share our commitment to its preservation. To that end, we will be establishing protective covenants designed to curtail both noise and light pollution and to, in so far as it is possible, minimize the impact of construction upon the environment, preserving the privacy of both the animal and human residents of this special peninsula. While we would give consideration to the inclusion of a small guest cottage or at-home business, this lot is intended for single-family occupancy, and any subdivision will be prohibited.
While obviously nothing can replace a personal visit to the property, for those of you who have not had that opportunity, we shall attempt to give you an introductory "feel" for the place....The parcel is bounded on the north by woodland and an antique stone wall dating back to its saltwater farm days. Crossing a seasonal stream near its western boundary, you will climb a broad sweep of meadowland which would make an ideal spot for a garden - perennial or vegetable - or for pasturing a horse or two (its current use). Much of the property is wooded and nicely elevated. As flooding has caused major problems of late for many oceanfront dwellers in southern Maine, this property's elevation is an important feature. The parcel's southern boundary, of course, if Penobscot Bay.
While there are a number of choice building sites on the property, one of the choicest would offer, with only a minimal pruning of trees and thinning of undergrowth, an absolutely spectacular view of Lincolnville, the Camden Hills, and points south across Penobscot Bay. This site's southerly exposure would make it ideal for the construction of either an active solar or passive solar house.
Our current asking price for this five-acre parcel is $875,000.
